Sun City Hilton Head

Bluffton

With resort-style amenities and a Village Center, Sun City Hilton Head is the largest and one of the most vibrant active adult communities in South Carolina.

Sun City is a private gated community located in Bluffton, approximately 15 miles from Hilton Head Island. Residents have endless options for activities thanks to three golf courses, multiple fitness centers and pools, walking trails, a lake, and over 200 chartered social clubs and groups.

Golf and Amenities

Sun City features two championship golf courses, Okatie Creek and Hidden Cypress, both designed by PGA Tour professional Mark McCumber, as well as Argent Lakes, an executive course that provides a fun, yet challenging option for golfers.

At the heart of Sun City is the Village Center, a large amenity campus designed in the spirit of a small town square. The Pinckney Social Hall, a 17,000 square-foot venue, hosts lectures, workshops, and dances, and Purrysburg Fitness Center features a state-of-the-art fitness facility, indoor and outdoor pools, and an aerobics studio.

Magnolia Hall, a performing arts center, hosts a variety of theatrical performances and concerts, and the Yemassee Crafts Center includes a ceramics studio, arts and crafts, sewing and photography.

The community also boasts bocce ball, tennis and pickleball courts, a dog park, Lake Somerset, a 20-acre fishing lake, and miles of walking and biking trails through oaks, pines and wetlands.

Real Estate

Sun City has a wide range of housing options, from townhomes to custom single-family homes, with many offering golf, lagoon, marsh and even river views. Homes start in the low $200k’s.
